Leasing Information

What are the pet restrictions?

No more than two pets per apartment. Pets must submit to an interview to determine suitability and may be rejected at the discretion of the manager. Residents must sign an extensive pet addendum governing the behavior of all pets and conduct of the residents. Residents shall pay a Refundable Pet Deposit, one time Pet Fee and monthly Pet Rent (per pet).

How many parking spaces do I have?

Each apartment has one assigned covered parking space included in your rent, and the remainder of the parking is first come first serve. We are happy to let you know we have about 200 spaces for 96-apartments(196-bedrooms). That is a high parking ratio compared to many other communities.

Does my roommate also need to fill out an application and sign a lease?

Yes. Any adults over the age of 18 residing in the home are required to submit a rental application and sign our lease agreement. All roommates are jointly and severally liable for the entire apartment rent each month.

Process And Fees

How much is your application and admin fee?

$45.00 per applicant. The application fee is non-refundable. Admin fee is $150, $200, and $250 for a 1-bedroom, 2-bedroom, or 3-bedroom apartment, respectively. This cost is to cover application processing and lease preparation.

What is the security deposit?

Our security deposits are $500 - $1,000 subject to approved credit. As an alternative, we offer Jetty Deposit which is less money than a traditional deposit but is a non-refundable one-time or monthly fee. Ask our leasing consultant for more information.

When is rent due and how is it paid?

Rent is due on the 1st of each month and is late on the 4th of each month. Late fees include a $50 one-time fee on the 4th, plus $10 per day in addition to applicable sales tax. We offer online payments available through our online Resident Portal as well as Flex payment options*.

What is the technology fee?

Residents are responsible for a $50/monthly Technology Fee. The technology fee covers the SmartRent capabilities such as keyless entries, smart thermostat, ring doorbell, back door sensor, package locker, amenity key fob access.

Apartment Information

Is there video surveillance in and around the community?

Yes. Not only are there video doorbells on each apartment, but there are several other cameras located throughout the property.

Is smoking allowed on the property?

No. 59 Evergreen is a smoke-free community which includes inside your apartment and the common areas.
